This 1930s former tea planter’s house on the western slope of the Knuckles foothills couldn’t be better placed for enjoying stunning sunsets and panoramic views of Sri Lankan tea country. Just an hour’s drive from Kandy and within easy reach of the cultural triangle it provides both practicality and a sense of getting off the beaten track.

Offering great value and a relaxed and friendly atmosphere, Mahatenne House is ideal for the active traveller. It sits within 75 acres of the working Ashburnhan Tea Estate, which visitors are welcome to explore, and is close to two impressive waterfalls with natural pools for swimming. There is also a swimming pool with slide at the hotel, a slightly shabby tennis court and mountain bikes to hire.

The house is managed by English expats, Carrie and Andy, in addition to their 4 friendly dogs. It has a large, wood-furnished living area and seven good-sized bedrooms. Home-cooked meals are arranged in consultation with guests, who can opt for the Sri Lankan chef’s traditional curries or for English alternatives. Meals are taken either at the large dining table or on the terrace with awesome views of the surrounding estate.

Highlights of the cultural triangle, such as Dambulla, Polonnaruwa and Sigiriya can be easily visited on daytrips. This peaceful and unique house offers a welcome alternative to staying in the cultural region and a great opportunity to get off the beaten track.


Superior - This is what we would describe as our standard category. These will be decent 3/4* hotels providing a really good level of service. We would generally expect them to be providing a little something extra, in terms of character, guest experience or facilities too.

Ashburnham - Very intimate. Enjoyed sitting talking to the other guests and sharing tea and dinner with them. We ate Sri Lankan both nights we were there. Cathy enjoyed the pool, and I made it to the waterfall. Even more fun when the generator failed & we had dinner by candlelight. Would have enjoyed an extra night there.

ASHBURNHAM was lovely and we had a really relaxing day there doing nothing. The staff were lovely and very helpful and we really enjoyed it.

Climbed 'One Tree Hill', played tennis, swam, soaked up fantastic views, ate & drank superbly and enjoyed the world's best power shower down at the waterfall - a truly magical place.

Ashburnham Estate was very relaxing and a taste of home with British food and lots of cups of tea!

fabulous surroundings, scenery, company, food...and so much more!

The Ashburnham Estate was wonderful - excellent hosts, food, accommodation, scenery - would certainly recommend it.
